EstablishedThe community Dubai Hills was designed to replace, and the one many families still prefer.
Arabian Ranches is Emaar's first villa community, delivered from 2004 along Sheikh Mohammed bin Zayed Road, with Ranches 2 and 3 following in later phases. It has schools, a golf course, a polo club and the kind of mature planting no new community can buy.
Stock is Spanish- and Mediterranean-style villas in named sub-communities — Saheel, Mirador, Alvorada, Palmera — with the later phases more contemporary. Prices per square foot are well below Dubai Hills; many of the original villas have been extended or need to be.
It suits families who want an established street and a garden and who are not commuting to DIFC daily.
Cheaper than Dubai Hills for a reason, and better than Dubai Hills for another.

What exists today
Ranches 1 and 2 are complete and have been lived in for a decade or two; Ranches 3 is mostly handed over with the final phases completing.
Ranches Souk and the Ranches 2 retail centre trade daily; JESS Arabian Ranches and Ranches Primary operate inside the community, and both fill early.
The golf club and the polo club are open. Road access via Sheikh Mohammed bin Zayed Road and Al Qudra Road is complete; there is no public transport and none planned.
The mature trees that make Ranches 1 what it is do not exist in Ranches 3 yet; that district looks and feels new.

Buy Arabian Ranches for the street and the schools. Budget for the house.

Ranches 1 and 2 have no new supply, and their price per square foot sits well below Dubai Hills for that reason and for the age of the houses. Ranches 3 townhouses arrive in clusters and compete with each other at handover; we would not buy a Ranches 3 townhouse expecting the resale depth of Ranches 1.
For a family who will live here for a decade and wants a garden with trees in it, this is often the better buy. As an investment, the yield is modest and the resale steady rather than fast.
