Dubai Hills Estate is an Emaar master plan around an 18-hole course, with schools, a large park, a hospital and a mall inside the boundary and Downtown fifteen minutes away. It was launched in 2014 as a suburb and has become, by location, closer to the middle of the city than most of the districts built before it.
The stock is layered: golf-facing villas at the top, the Sidra and Maple villa and townhouse phases in the middle, and a ring of mid-rise apartment districts around the park and mall where most rental demand sits. Prices per square foot step down cleanly through those tiers.
Families buy here for the schools and the park. Investors buy the apartments for a steady, unspectacular return. Both have been well served so far; the question is what the next years of supply do to the apartment tier.
The return here is stability, not income.

What exists today
All villa districts and most apartment districts are handed over and occupied; Dubai Hills Mall opened in 2022 and trades fully, with a supermarket, cinema and around 600 stores.
GEMS Wellington Academy and GEMS International School operate inside the boundary; King's College Hospital London is open at the southern edge.
The 18-hole course, the clubhouse and Dubai Hills Park (with its pools, skate park and running track) are open. Road access from Al Khail Road and Umm Suqeim Street is complete.
Several apartment towers around the park are still under construction, so parts of the Boulevard and Park Avenue have hoardings and site traffic. There is no metro station and none is currently planned.

Buy Dubai Hills for stability and the schools. Do not buy it for yield.

Villa supply is finished, which is why villa prices carry a premium over Arabian Ranches and Tilal Al Ghaf. Apartment supply is not: several towers around the park hand over between 2026 and 2028, and each handover brings a cluster of resale and rental listings that softens rents for a season.
Advertised apartment yields of around 5.6% have realised closer to 4.8% once service charges and voids are counted; we would model the lower figure.
What the numbers mean: villa yields are modest; the return here is stability, not income. If you need the coast, or a house with some age and character, look elsewhere. If you need two school places and a fifteen-minute run to Downtown, this is where we would start.
Compare with nearby communities

Older, cheaper, greener; the same family brief with a refurbishment budget instead of a new-build premium.

Newer and further out, a lagoon instead of a golf course, and more house for the money.
