What it is

Dense, finished, and priced for the address.

Downtown is Emaar's original master plan around the Burj Khalifa and the mall, completed in stages from 2008 and now essentially built out. It is walkable in the way few Dubai districts are, and it is where short-let and corporate rental demand is deepest.

What is physically there in Downtown Dubai.

Downtown is built out and has functioned as a finished district for more than a decade. Dubai Mall, the Boulevard retail, Dubai Opera and the hotels trade daily.

Burj Khalifa/Dubai Mall metro station serves the district via the air-conditioned footbridge; DIFC is a seven-minute drive or a twenty-minute walk.

No school operates inside Downtown; families use the Jumeirah and Al Safa schools ten to fifteen minutes away.

One or two infill towers are under construction on the remaining plots. Event evenings and New Year's Eve close roads around the Boulevard.

Where it is strong
Tenant demand is the deepest in the city and the district is finished, so there is no construction risk and little guesswork about what the neighbourhood becomes.
Where it falls short
Entry prices are high, service charges in the older towers have risen faster than rents, and the difference between a good and a poor building is not visible from the brochure.
Supply and handover

New supply is a trickle of infill and branded towers priced above the existing stock, so the resale market is set by the thousands of units already here rather than by launches. Liquidity is excellent; the pressure point is service charges in the older Residences towers, which have risen faster than rents.

We recommend it for professionals who will live here and for investors who value voids measured in days over an extra point of yield. We would look at the building's last two service-charge invoices before we looked at the view.
