The case for Dubai, stated plainly.

Dubai is a real market with real advantages and real risks. This page sets out the reasons people buy here, what the numbers behind them actually show, and where we think the case is weaker than the brochures suggest.

Five reasons, and what each one is worth.

  1. 01 / 05

    Income you keep

    The UAE currently levies no personal income tax on rental income and no capital gains tax on property sold by an individual. For a landlord, that means the gross rent and the rent you keep are much closer together than in London, Paris or New York, where tax alone can take a quarter to a half of the return.

    It is not a tax-free market. The buyer pays a 4% registration fee on purchase, owners pay annual service charges, tenants pay a 5% municipality fee on their rent, and VAT applies to agency and management fees. Your home country may also tax the income or the gain. Net of those, the arithmetic still compares well.

    Our recommendation is to model every purchase on net yield after service charges, cooling, management and a vacancy month, and to have a conversation with your own tax adviser before exchange, not after.

    Yields that are real, if you read them properly

    Dubai apartments commonly let at gross yields of 5% to 7% of price, and some newer districts advertise more. Villas in established communities run lower, often 4% to 5%, because prices have risen faster than rents. These are strong figures by the standards of most global cities, where 3% to 4% gross is typical.

    The advertised number is not the number you receive. Service charges of AED 12 to 28 per square foot on an apartment, district cooling, a management fee and a month of vacancy between tenants typically take one to two full points off the gross figure. In our experience, the gap is widest in the buildings with the loudest yield claims.

    We publish realised yields, not projections, on every property we recommend. If a building's service charges make the net figure ordinary, we say so and suggest where the same budget does better.

    A population that keeps arriving

    Dubai's population has grown from roughly 2.4 million in 2015 to around 3.9 million, and the emirate's own plan projects continued growth into the 2030s. Most of that growth is working-age adults arriving with jobs, and almost all of them rent first. That is the demand underneath the rental market.

    Growth is not evenly spread. New supply is heavy in some districts, and there have been years — 2009 and 2015 to 2019 among them — when rents and prices fell while the population kept rising. Population is a reason for confidence in the long run, not a reason to ignore supply in a specific community over the next three years.

    We track handover schedules by district and will tell you where the pipeline is thick. A community with strong demand and thin supply is a very different purchase from one with strong demand and forty towers due in the same two years.

    A currency that does not move

    The UAE dirham has been pegged to the US dollar at AED 3.6725 since 1997. For a buyer whose wealth is in dollars, the purchase carries no exchange risk; for a sterling, euro or rupee buyer, it is a way of holding a dollar-linked asset that also pays rent.

    The peg is a stabiliser, not a free lunch. If your home currency strengthens against the dollar, your Dubai property is worth less in local terms, and rental income converts to less when you bring it home. Buyers from the UK, Europe and India have felt this in both directions over the past decade.

    We recommend thinking about the currency exposure deliberately: many clients are pleased to hold part of their wealth in a dollar-linked asset, and some choose to fund the purchase over a payment plan precisely so that conversion happens in several tranches rather than one.

    Regulation that has been tested

    Every sale in Dubai is registered with the Land Department and every off-plan payment on a registered project sits in a RERA-supervised escrow account that the developer can only draw on against certified construction. Title deeds are issued on the day of transfer. Brokers hold licences you can verify in an app. These are not marketing claims; they are the mechanics of the market.

    The framework was built after the 2008 downturn exposed what happens without it, and it has since been tested by a second correction and a pandemic. It worked: stalled projects were dealt with through the regulator and refunds came from escrow. It does not protect you from buying the wrong property at the wrong price, and no regulator can.

    Our part is to use the transparency the system provides. We start every valuation from registered transactions rather than asking prices, and we check a project's registration and escrow status before we show it to you.

Freehold & ownership

What you actually own.

Since 2002, any nationality has been able to own freehold property in Dubai's designated freehold areas, which now include almost every community an international buyer is likely to consider — Palm Jumeirah, Downtown, Dubai Marina, Dubai Hills Estate, Dubai Creek Harbour, Jumeirah Golf Estates and the rest. Freehold means outright ownership of the unit and a share of the land, with no expiry, registered with the Dubai Land Department in your name. You may sell, let, mortgage or bequeath it.

A small number of older districts remain leasehold or restricted to UAE and GCC nationals, and a few developments sit on land held under long usufruct rights rather than freehold. None of this is hidden — the tenure is on the title — but it is not always on the listing. We confirm the tenure of every property before we show it to you, and we tell you when it is anything other than freehold.

Ownership can be held personally or, for some buyers, through a company or foundation approved by the Land Department; the right structure depends on inheritance planning and home-country tax rather than on Dubai itself. UAE inheritance rules differ from those most international buyers are used to, so non-Muslim owners should register a will through the DIFC Wills Service Centre or Dubai Courts. We will introduce you to a lawyer for both questions; we do not give legal advice ourselves.

    A ten-year, renewable UAE residence visa is currently available to owners of property with a registered value of AED 2 million or more, held in the applicant's name.

  2. 02

    The value is assessed on the price registered with the Dubai Land Department, not on a later valuation; a single property or, under current practice, a combination of properties may be used.

  3. 03

    Off-plan purchases from approved developers and mortgaged properties have been accepted under recent revisions, subject to documentation; the rules on this have changed more than once.

  4. 04

    The visa carries no requirement to live in the UAE for a minimum period each year, and it allows the holder to sponsor a spouse, children and, in some cases, parents.

  5. 05

    Holding the visa does not by itself make you a UAE tax resident or change your home-country tax position; take advice there.

The criteria are set by the federal immigration authorities and revised from time to time. Treat everything above as guidance, and confirm the current position with us or the authority before a purchase is structured around it. Our advice is to buy the right property and let the visa be a consequence of it.

    Safety and order

    Dubai is consistently ranked among the safest large cities in the world, and daily life reflects it: children walk to school in villa communities, and residents leave cars and doors unlocked more often than they should. For families, this is often the deciding factor rather than the yield.

    Schools and healthcare

    More than two hundred private schools follow British, American, IB, Indian and French curricula, with fees that range from modest to high; the best are oversubscribed, so the school search should run alongside the property search. Healthcare is private, insurance-based and of a high standard, with major hospitals within twenty minutes of most communities.

    Connectivity

    Dubai International handles more international passengers than any other airport, with roughly two-thirds of the world's population within an eight-hour flight. Within the city, the metro is expanding and road journeys between most communities take twenty to thirty-five minutes outside peak hours. Summer heat is real: from June to September, life moves indoors.
