Overview
What is being built, and by whom.
DWTN Residences is a Deyaar tower in Downtown Dubai with one of the widest unit ranges on this site: one- to four-bedroom apartments, duplexes, penthouses and a single Royal Palace, from 764 ft² to 18,330 ft². It launched in June 2025 and Deyaar's own construction-update page gives expected completion as the fourth quarter of 2029.
The facilities are aimed squarely at a Downtown buyer: a business centre, a cinema room, family and kids' pools, a fine dining area, a functional gym, a golf simulator, indoor and outdoor children's play areas, an infinity pool, a podcast studio, a steam and sauna with jacuzzi, a winter kitchen and barbecue area, and a yoga and meditation studio.
Deyaar publishes no starting price, no payment plan and no journey times for the building.

The OAC18 Perspective
A finished district, a published completion quarter and published areas — with no price, no plan, and three years to wait.
- Who this suits
- Buyers who want Downtown at a new-build specification, can wait three years, and will get the price and schedule in writing.
- Who it does not
- Anyone who has not compared this against buying a finished Downtown apartment today, and anyone at the top of the range who has not asked about time to sell.
What to consider
Before the price conversation, compare the likely per-square-foot cost against finished Downtown stock available now. Three years of waiting has to buy you something, and on a completed district it is not scarcity.
Escrow and buyer protection, explainedNext step
The payment plan comes from a person.
Deyaar Development PJSC issues the schedule against a selected unit, so we cannot publish it — and any site that does is showing you something out of date. Tell us the bedrooms and the floors you have in mind and we will send the current plan, the live availability and our view on which units to avoid.
Payment schedules and availability are issued by the developer against a selected unit — an advisor sends the real figures within one business day.
