Overview
What is being built, and by whom.
ParkFive is a Deyaar scheme of five named plots — Elm, Ember, Neem, Ivy and Alder — in Dubai Production City, selling studios to three-bedroom apartments from 433 to 1,277 ft².
It does not complete in one go. Deyaar's construction-update page gives Elm, Ember and Neem as launching in November 2024 with expected completion in Q3 2027, and Ivy and Alder as launching in October 2025 with expected completion in Q4 2027. The earlier date is the one recorded here; check which plot you are being offered.
The facilities are shared across the scheme: barbecue areas, a cinema room, a children's play area, sky-high lounges, a gym, swimming and infinity pools, rooftop multi-purpose courts and plunge pools, a food market hall, traditional Arabian pathways and contemporary art installations. Deyaar states the scheme sits near Sheikh Mohammed bin Zayed Road and Al Khail Road and publishes no journey times.

The OAC18 Perspective
Published areas and a published quarter, in a district that already has a mall — sold across five plots that do not complete together.
- Who this suits
- Value buyers and yield investors who want working amenity now and will confirm the plot, the quarter and the schedule in writing.
- Who it does not
- Anyone counting on the lake park to transform the district, and anyone who needs a metro commute.
What to consider
Establish which of the five plots your unit is in before you look at a price — Elm, Ember and Neem are a different completion from Ivy and Alder, and the difference decides what is finished around you on the day you move in.
Escrow and buyer protection, explainedNext step
The payment plan comes from a person.
Deyaar Development PJSC issues the schedule against a selected unit, so we cannot publish it — and any site that does is showing you something out of date. Tell us the bedrooms and the floors you have in mind and we will send the current plan, the live availability and our view on which units to avoid.
Payment schedules and availability are issued by the developer against a selected unit — an advisor sends the real figures within one business day.
