Next to Downtown, priced below it, and uneven street by street.
Business Bay is a dense district of residential and office towers along the Dubai Water Canal, ten minutes on foot from Downtown at its northern edge. It was launched as a business district and has become a mostly residential one.
Building selection does the work here, not the district.

What exists today
What is physically there in Business Bay.
Business Bay functions as a finished district: dense, mostly residential, with Bay Avenue retail, the Marasi canal promenade and a supermarket within walking distance of most towers.
Business Bay metro station on Sheikh Zayed Road serves the western edge; the eastern towers are a fifteen-minute walk from it. Downtown is five minutes by car.
No school inside Business Bay; the Jumeirah and Al Safa schools are ten to fifteen minutes.
Several infill towers are under construction on remaining plots, so construction noise and lane closures continue in parts of the district.

OAC18 Perspective
Buy Business Bay for income at a Downtown-adjacent address. Choose the building, not the district.

- Where it is strong
- Downtown's tenant pool at a lower entry price, a metro station, and canal-front towers that let fast.
- Where it falls short
- Tower quality and management vary widely, service charges swing with them, and construction noise will continue for years on the remaining plots. Tenant turnover is higher than in villa communities.
- Supply and handover
Supply continues at a steady rate from infill towers, most of them small-unit and investor-led, which keeps competition for tenants high and rents below Downtown's. Tower quality and management vary widely, and canal-facing units command a real premium over the rest.
We recommend it for investors who will accept higher tenant turnover than a villa community in exchange for the income. A canal-facing one-bedroom in a well-managed tower here lets at around 7% gross; the same layout two towers along has achieved a full point less.
