What it is

Two hundred towers, and the building is everything.

Dubai Marina is a two-kilometre canal lined with residential towers, completed in phases from 2003. It has the tram, the metro at both ends, the beach at JBR next door, and the deepest short-let market in the city.

What is physically there in Dubai Marina.

The Marina is finished as a district: two kilometres of canal-side promenade with restaurants, Dubai Marina Mall, a supermarket in almost every block and JBR beach next door.

The tram runs the length of the district and connects to the metro at DMCC and Sobha Realty stations at either end.

No school inside the Marina; Emirates International in Meadows and the Al Sufouh schools are around fifteen minutes.

A few plots are still being built, and the internal roads congest in the evening and at weekends. Building age now ranges from new to twenty years, which matters more than the address.

The tram and metro genuinely work here. Driving in and out at 6pm does not.

Where it is strong
Liquidity is excellent, transport is real, and entry prices are lower than Downtown for a comparable tenant pool.
Where it falls short
The oldest stock is twenty years old, service charges in the older towers eat a point or more of yield, and advertised gross yields of 6.4% have realised nearer 5.0%. Tenant turnover is high.
Supply and handover

Supply is dominated by the existing stock of several tens of thousands of units and a constant flow of resale and short-let listings; new towers add little at the margin. Advertised gross yields of 6.4% have realised nearer 5.0% once charges, voids and leasing fees are counted, and the spread between well- and poorly-managed towers is a full point.

We recommend it for investors who accept higher tenant turnover in exchange for the income and the exit. We would not put a family here, and we would not buy a road-facing unit at a marina-facing price.
