About Select Group
What the name tells you.
Select Group was founded in Dubai in 2002 and states on its homepage that it has delivered more than 10,000 homes and 24.7 million square feet of development to date. Its current pipeline is concentrated in three places — Dubai Marina, Business Bay and Dubai Design District — and its format is the tall, amenity-heavy residential tower, in one case with a hotel operator attached. Its project pages are among the better-disclosed in this set: the payment schedule is printed in percentages and timing, unit sizes are given in square feet, and a service-charge estimate per square foot appears on each page, which almost nobody else publishes. What is missing is the starting price; no Select Group project on this site carries one.
Delivery notes
What we can and cannot verify.
The 10,000 homes and 24.7 million square feet on Select Group's homepage are its own unaudited figures, so they are not rendered here as a delivery statistic, and no on-time percentage is published anywhere to sit beside them. What can be said plainly is that this is a developer with more than two decades of completed towers behind it, which is not true of most names on this list.
Its published payment plans begin with a fixed reservation amount in dirhams before the percentage schedule starts. Per-milestone dirham amounts are not published on this site by rule, so you will see the percentages and the timing here and should ask the developer for the reservation figure directly — it is payable within days of reserving.
Handover is published as a year, not a quarter, on all three of its projects here. Ask for the quarter and for the anticipated completion date in the agreement. Ask for the service-charge estimate too: Select Group prints one, and on a heavily amenitised tower it is a material part of the annual cost.
