What it is

An office district learning to be a neighbourhood.

Dubai Design District, known as d3, was established in 2013 by TECOM as a free-zone business park for design, fashion and creative companies, between Downtown Dubai and Dubai Creek Harbour and beside the water in Business Bay.

The offices, the cafes and the events are already here. The homes are the new part.

What exists today

What is physically there in Dubai Design District.

Phase 1 of d3 completed in 2015 and 2016: eleven buildings holding about 1.2 million square feet of offices, studios, ateliers and showrooms, with more than 200,000 square feet of retail.

More than 600 creative-economy companies operate in the district, including Adidas, Nike and Foster + Partners, alongside restaurants, cafes, boutiques and galleries at street level.

The first d3 residential phase handed over in 2022 and 2023 and is occupied; Design Quarter is the district's first purpose-built residential community.

A smart police station has operated in the district since 2020, and d3 hosts a year-round events calendar including Dubai Design Week.

There is no metro station inside d3. Business Bay station on the Red Line is the nearest, reached by car or a long walk.

There is no school and little landscaped park inside the district; an expanded residential masterplan with canal-front homes and public space was announced in 2026 and is not built.

The district sits beside Business Bay and the canal, with Downtown Dubai, the Dubai Mall and Ras Al Khor a short drive, reached via Al Khail Road (E44) and Ras Al Khor Road.

There is no metro station inside d3; Business Bay station on the Red Line is the nearest and is a short drive or a long walk.

Between Downtown and Dubai Creek Harbour, on the water, with the city's design and fashion businesses at street level.

Where it is strong
A working creative district since 2015 with more than 600 companies, restaurants, galleries and a year-round events calendar; canal frontage; central position between Downtown and Creek Harbour; and residential stock already handed over and let.
Where it falls short
No metro station inside the district, no school and little green space, a business-park street pattern in the older phases, and a residential masterplan whose larger promises are announcements rather than buildings.
Supply and handover

Residential supply here is about to change scale. The district's existing apartment stock is small, which has kept rents firm, but the 2026 masterplan announcement points to a much larger residential footprint delivered over years. A buyer today is buying into a thin market that is scheduled to thicken considerably; that is good for amenity and less good for an exit at handover.

We would recommend it to a buyer or investor who wants a central, walkable, culturally active address and is buying into what is already there rather than what is drawn. We would not recommend it to a family who needs a school inside the community, and we would want to see exactly which phase of the masterplan a project sits in before paying a premium for the canal.
