What it is

A beach, a boardwalk, and towers close enough to touch.

Emaar Beachfront is an Emaar district on reclaimed land inside Dubai Harbour, between the Marina and the Palm, with a private beach on both sides and a boardwalk to the marina. Towers have handed over in phases since 2021.

What exists today

What is physically there in Emaar Beachfront.

Roughly half of the planned towers are handed over and occupied. Both private beaches are in use, and the boardwalk to Dubai Harbour's marina is open.

Retail is a few cafes at tower podiums and the Dubai Harbour promenade; there is no supermarket of size inside the district and no mall. Dubai Marina Mall is six minutes by car.

No school nearby; the Al Sufouh schools are around fifteen minutes. Access is a single road through Dubai Harbour to King Salman bin Abdulaziz Al Saud Street.

Several towers are under construction, so the district is a building site on one side and a finished beach resort on the other. Short-let rules differ by tower.

Where it is strong
New specification, a private beach, Emaar management, and the deepest resale of any new coastal district.
Where it falls short
Density is high and inner units face the next tower at close range. Construction continues. Short-let rules differ tower by tower.
Supply and handover

Each tower here is 200 to 400 apartments, and two or three complete within the same year, so handover clusters are pronounced and the short-let market absorbs them unevenly. Inner and side-facing units are the ones that struggle at resale; sea-facing units on high floors have held their value.

We recommend it for second-home and short-let buyers who insist on a sea-facing unit. We would not recommend an inner unit at any discount we have seen so far.
