Masterplan announced

Hessyan

No homes, no residents, no shops, no station. A district that exists as land, and as other people's drawings of it.

Masterplan announced
What it is

A district that is still land.

Hessyan is the stretch of mainland Dubai between Sheikh Zayed Road and the coast at Jebel Ali, south-west of the free zone and inland of Palm Jebel Ali. It is one of the last large pieces of undeveloped land inside the Sheikh Zayed Road corridor, which is most of why it is being talked about.

Everything said about Hessyan today is said by someone selling it, not by someone building it.

What exists today

What is physically there in Hessyan.

No residential building has been completed in Hessyan. There are no homes, no residents, no retail, no school and no clinic.

Sheikh Zayed Road runs along the inland edge of the district and is the only access today.

The Jebel Ali Free Zone and Jebel Ali Port occupy the land and the shoreline between the district and the sea, and work around the clock.

No Dubai Metro station is open in the district. The Red Line's nearest stations are several kilometres north-east along Sheikh Zayed Road.

No developer has published a masterplan, a price list, a payment plan or a handover date for any project in Hessyan.

Last verified

Buyers who want to be early in the corridor the city has been moving towards for two decades, and who can wait years with no amenity and no resale market.
Less suited to
anyone who needs somewhere to live, anyone buying for rent in the near term, and anyone who wants to see a built phase before committing.

Access is by Sheikh Zayed Road, which runs along the inland edge of the district. Al Maktoum International Airport and Expo City lie to the south-east, Dubai Marina and the coast to the north-east.

No Dubai Metro station is open in Hessyan. The Red Line's nearest stations are several kilometres north-east along Sheikh Zayed Road, serving Downtown Jebel Ali, Discovery Gardens and Al Furjan.

Planned — not built

Target dates are the developer's or the authority's, and several have moved before. Treat them as upside, not as a commute plan.

  • Metro station on Sheikh Zayed Road beside the district, marked on Nakheel's Palm Springs location slide without a date or any statement of whether it is an existing station or a new onePlanned · No date published

Where it is strong
A large undeveloped position inside the Sheikh Zayed Road corridor, beside the free zone and port employment base, with Palm Jebel Ali under construction offshore and Al Maktoum International Airport expanding to the south-east.
Where it falls short
Nothing exists: no homes, no residents, no retail, no school, no clinic, no station. A working port and heavy industry sit between the district and the sea. No developer has published a masterplan, a price or a date for anything here.
Supply and handover

Nothing has been delivered here, so there is no supply history to read. The risk runs the other way: a large empty district filling with simultaneous launches from several developers, handing over into the same two or three years, with no established resale market and no comparable transactions to price against.

We would treat anything offered in Hessyan today as a long-dated land position, sized accordingly, and we would want the developer's own documents in hand before money moved. Where a project here is being sold on figures the developer has not published, that is the first thing to resolve, not a detail.
