What the name tells you.
Gulf Land Property Developers works from the twentieth floor of the Mashreq Bank headquarters in Downtown Dubai and lists four developments on its own site. Three of them — Serenity Lakes 2, Serenity Lakes 5 and Paradise Hills — are marked sold out, so the Tonino Lamborghini Residences building in Meydan is its only development still being sold and the only one on this site. Its project page is detailed about the amenity set and about journey times, with fourteen destinations and minutes against each, and silent about the purchase: no handover date, no starting price, no unit size and no payment plan appears on it. Its about page gives no founding year.
Delivery notes
What we can and cannot verify.
No delivery statistics. Gulf Land publishes no founding year, no delivered-unit count and no on-time record. Three sold-out projects are evidence that it has sold, which is not the same as evidence that it handed over on time, and we will not present one as the other.
The project page says construction is well advanced but attaches no date to that claim and no completion quarter to the building. A near-term handover date has to be right, so this is the first thing to get in writing, together with the payment schedule and the unit sizes.
A brand licence on the building carries an obligation after handover as well as before it. Ask what the licence requires of the owners association, what it costs to maintain, and what the service charge is expected to be — branded stock carries a higher one, and it is rarely quoted at the point of sale.
