Who this is for

  • The relocating family

    A move with children, a start date and a school year to hit. You need the community decided first and the house second, and you need someone who has done this before.

  • The second-home buyer

    A place for part of the year, ideally by the water, that is easy to leave and easy to come back to. You care about management, security and what the building is like in August.

  • The upsizing resident

    You already live here and have outgrown the apartment. You know the city; you want the villa communities compared honestly and the school run measured, not estimated.

What happens

Four steps, three to six weeks.

  1. Week 1

    The life brief

    An hour, ideally with everyone who will live in the house. Work, schools, budget, timeline, and the things that would make you regret the move.

  2. Week 1–2

    Communities first

    We check school places for your children's years, measure the commutes at the hours you will drive them, and come back with two or three communities and the reasons.

  3. Week 2–4

    The shortlist

    Three homes inside the agreed communities, written up with what is right, what is wrong, and what we would pay. Video walkthroughs if you are abroad.

  4. Week 4+

    Viewings, offer, move

    Viewings at your hours, negotiation, MOU to keys, and the handover practicalities — cooling, Ejari, DEWA — handled and explained.

  • Community comparison with school availability

    Two or three communities with confirmed places for your children's year groups, and the ones we ruled out.

  • Measured commute times

    Driven at the hours you will drive them, not read off a map.

  • Three shortlisted homes

    Each with the reason, the drawback and the price we would pay.

  • Full cost of purchase and running

    DLD, agency, trustee, service charges, cooling and the first year's costs, worked properly.

  • Move-in and handover checklist

    Ejari, DEWA, cooling registration, snagging and who does what, in order.

  • One advisor throughout

    The person who took the brief is the person who hands you the keys.

Questions

What families ask.

We can confirm availability with the schools for the year groups you need, which is not the same as securing a place — admissions are the school's decision. What we will not do is shortlist a community whose schools are full for your children.

Sometimes, and we will say so. If the timeline is tight, the school is undecided or you have never lived in Dubai, a year's tenancy in the community you are considering can be the better first step. We do not lose anything by telling you that.

It depends on the children's ages, the budget and how much you value a garden against a commute. The honest answer is usually a townhouse in a villa community for younger families and an apartment in a central district for older ones, and we will show you the trade-off in numbers.

Yes. Most of the process happens on video and by document, and the community decision is better made early. The final viewings are worth doing in person if you can; if you cannot, we walk the house with you live and send the things the camera misses.

Residents can usually borrow up to around 80% of the value on a first property under a threshold, and less above it; non-residents typically less again. The exact figures move with the central bank's rules and the bank's appetite. We introduce you to a broker early so the budget is real before the shortlist is.

Three to six weeks to a shortlist and an offer for a ready property, then four to eight weeks to complete — longer with a mortgage. If you are aiming at a school year, start six months out.
