What happens

Four steps, about ten days.

  1. Day 1

    The brief call

    Forty-five minutes. Objective, budget, timeline, and the constraints you have not told the other agents.

  2. Days 2–7

    We look, you don't

    We visit. We call developers and other agents. We check what is genuinely available versus listed.

  3. Day 8

    The shortlist

    Three properties, written up. Why each one, what is wrong with it, and what we would pay.

  4. Day 10+

    Viewings & offer

    In person or on video. If none of the three work, we say so and go again — no charge.

Everything below arrives as one document. If a recommendation cannot survive being written down, it was not a recommendation.

The ones we get every week.

Nothing until you instruct us. Our fee is paid by the seller on completion, and we tell you exactly what it is before you view anything. If you would rather pay us directly for independent advice with no seller relationship, we do that too — ask on the call.

Often, yes. Roughly a third of what we shortlist is not publicly listed. It comes from other agents, developers holding back inventory, and owners who will sell at the right number but do not want a listing.

We go again at no additional cost. If the second shortlist also misses, the brief is usually the problem and we will tell you what needs to change — budget, community, or timeline.

No. Roughly 60% of our clients buy their first Dubai property without visiting. Viewings happen on video, documentation by power of attorney, and we walk the property with you live.

From brief to keys, six to ten weeks for a ready property with cash. Mortgage adds two to four weeks. Off-plan is faster to transact and slower to occupy.

Yes, and we do regularly. If the brief cannot be met at the budget, or the timing is wrong for what you want, saying so is the service.
