Al Furjan is a Nakheel master community of roughly 5.6 million square metres between Sheikh Zayed Road and Discovery Gardens, laid out as clusters of villas and townhouses with apartment plots sold to other developers around and between them. Construction began in 2008.
The change that made it work was transport. Al Furjan metro station opened on 1 January 2021 as part of the Route 2020 extension of the Red Line, on the boundary with Discovery Gardens, and it put Expo City, Dubai Marina and the airport on a train rather than a motorway.
What it has not got is a centre. Everyday life runs off two Nakheel pavilions and a Spinneys rather than a mall, the villa clusters and the apartment plots read as different places, and a large number of plots are still building out at once.
A metro station, two pavilions and a lot of hoarding. The transport is finished; the neighbourhood is not.

What exists today
Al Furjan metro station on the Red Line Route 2020 branch has been open since 1 January 2021, on the boundary between Al Furjan and Discovery Gardens.
The Al Furjan Pavilion in Al Furjan South opened in December 2016 with a Spinneys supermarket and retail and dining units; a second pavilion, Al Furjan West, also trades.
The Arbor School opened in 2018 and follows the National Curriculum for England; a Jebel Ali Village Nursery branch operates in the district and an Arcadia Education campus was announced in 2021.
Two mosques serve the community. Nakheel's villa and townhouse clusters are complete and occupied, alongside a growing number of completed apartment buildings by other developers.
There is no community mall or town centre. Everyday retail is the two pavilions and ground-floor units; the nearest malls are outside the district.
Construction is continuous. A large number of apartment plots are being built by different developers at the same time, and Nakheel's own material has described the development as still in phase one.

Bought for the metro, held through the construction. That is the honest shape of an Al Furjan purchase.

Al Furjan's apartment plots were sold to many developers rather than built out by Nakheel, so new buildings arrive continuously and unpredictably rather than in planned phases. A resale here is always competing with something newer on the next plot, and service charges vary widely between buildings because each has a different developer and a different management company.
We would recommend it to a buyer or investor whose case rests on the station and the price, and who can hold through several more years of building. We would not recommend it to anyone who needs a settled neighbourhood now, and we would always compare a specific Al Furjan tower against Jumeirah Village Circle on service charge and building quality before committing.
