Al Warsan 4 is a freehold apartment district on the eastern edge of Dubai, adjacent to International City, and is also referred to as International City Phase 2. The stock is studios to two-bedroom apartments in mid-rise buildings with shared pools, gyms, play areas and basement parking.

What is physically there in Al Warsan 4.
Al Warsan 4, also known as International City Phase 2, is a freehold area with completed and occupied apartment buildings offering studios to two-bedroom homes, with shared pools, gyms, play areas, basement parking and building security.
International City, immediately adjacent, is fully occupied and supplies most of the everyday retail, clinics and food the area uses, in its country-themed residential clusters.
Warsan Village, a gated scheme of 930 two-storey townhouses in the south-western part of International City, was completed by June 2016.
There is no metro station in Al Warsan. Access is by road via Sheikh Mohammed Bin Zayed Road, Emirates Road and Al Awir Road.
Parts of Al Warsan 4 remain under construction and the resident population is still small, so there is little community amenity built specifically for it.

- Genuinely cheap, genuinely freehold, an established and deep rental market next door in International City, and road access to Sheikh Mohammed Bin Zayed and Emirates Road.
- Where it falls short
- No metro, a long drive to the coast and to Downtown, retail and amenity built for a neighbouring community rather than this one, ongoing construction, and a resale market that is thin and price-led.
- Supply and handover
This is a high-volume, low-price apartment district with several developers building at once and no ceiling on supply. New buildings will keep arriving at similar price points, which caps rental growth and makes an exit at handover competitive. Model it on rent, and assume the next building will be newer than yours.
We would consider it for an investor who understands exactly that trade and is not relying on capital growth. We would not put an owner-occupier here without a long conversation about the commute, and we would want the service charge and the building's management record in writing before anyone reserves.
