Not a neighbourhood — a zone.
Dubailand was announced in 2003 as a leisure development planned to cover 278 square kilometres, owned by Tatweer within Dubai Holding, and was described at the time as twice the size of Walt Disney World. It stalled in 2008 with the financial crisis and resumed in 2013.
Judge the cluster, not the name. Dubailand is an address on a map, not a neighbourhood you can walk.
What exists today
What is physically there in Dubailand.
Global Village operates seasonally and the Dubai Miracle Garden has been open since March 2013, with the Dubai Butterfly Garden open since 2015.
IMG Worlds of Adventure opened in 2016 and Trump World Golf Club, Dubai opened in 2017.
A large number of residential sub-communities are complete and occupied across the zone, alongside villa, townhouse and apartment schemes still in construction and very large areas of undeveloped land.
Falcon City of Wonders, a themed development in Wadi Al Safa 2 founded in 2005, is only partly built: as of 2022 only its Left Wing had been completed, with major portions still on hold after a long period of no development.
No metro line serves Dubailand. Access is by Sheikh Mohammed Bin Zayed Road, Emirates Road, Al Ain Road and Al Qudra Road.
Several of the theme parks announced in the original 2003 masterplan were cancelled or relocated to Dubai Parks and Resorts in Jebel Ali, among them Legoland, Motiongate and Six Flags.

A name covering hundreds of square kilometres. It tells you almost nothing about a specific address.

- Where it is strong
- Real, operating attractions in Global Village, the Miracle Garden, IMG Worlds and Trump World Golf Club; large amounts of developable land; and some of the lowest prices per square foot in freehold Dubai.
- Where it falls short
- No metro anywhere in the zone; long drives to the coast and Downtown; a masterplan whose headline attractions were cancelled or relocated; and enormous variation in what exists between one cluster and the next.
- Supply and handover
Land is not scarce here and it will not become scarce. New clusters continue to launch across the zone at similar price points, so a resale competes not only with its own neighbours but with whatever is released two kilometres away on cheaper land. Underwrite a Dubailand purchase on rent and on the specific cluster's amenity, never on land value.
We would buy in Dubailand on the merits of a specific cluster — what is built within walking distance, which schools operate, what the road access is actually like at eight in the morning — and never on the name. We would not recommend it to a buyer without a car, and we would ask for the sub-community's own build-out status in writing before a reservation.
