Overview
What is planned, and by whom.
Bliss Tower is a single apartment building in Dubailand. The brochure cover and every page of the floor-plan set read "A project by Pure Bliss Development LLC", and the same pages carry GRID in a lock-up marked "DLM Partner" — GRID's role on this building is development lifecycle management, stated in those words on brochure page 3, and it is not the developer. The design story on page 7 names Enso and Sakura and calls the result "Nordic functionality meets Japanese harmony". The homes are sold furnished: page 25 says fully furnished homes with premium kitchen appliances, and page 39 goes as far as the dining sets, four-seater for one- and two-bedroom apartments and six-seater for the two-and-a-half-bedroom ones.
What the plans show, and only what they show. The ground floor holds the entrance lobby, surface parking and the plant rooms, with a ramp up to and down from a podium level the sheet names but does not draw. The first floor holds five homes beside the amenity deck. The sheet for floors above is headed "Typical floor plan [2-11 floors]" and numbers twelve homes — eight one-bedroom and four two-bedroom. The twelfth floor has its own sheet and six larger homes. Nowhere does the pack print a storey count, a total unit count, a built-up area, a plot area or a tower height, so none of those appears on this page and none has been read off a render.
The brochure prints nineteen unit plans across pages 58 to 70, each with its suite area, balcony area, total area, floor range and an outlook name — the most complete thing in the pack by some distance, and the reason this record can describe the homes at all. Everything a buyer needs to price them is missing. There is no price and no price-from figure in any document; no payment plan, deposit or instalment schedule; no handover, completion or launch date; no service charge; no statement of freehold or leasehold; no Dubai Land Department, Trakheesi or other permit reference; no architect, interior designer or main contractor credit; and no developer contact details beyond an unresolved QR code on the back cover. We publish none of them rather than find them elsewhere.
Four things in the pack contradict each other and are recorded rather than resolved. The brochure and all five floor-plan sheets call the building BLISS TOWER; the material board heads its only page "THE BLISS". The floor-plan sheet says the typical plate runs 2 to 11 and gives the twelfth its own six-home layout, while brochure page 63 labels two plans "2nd to 12th typical floor plan" over key plans showing the twelve-home plate — units that do not exist on the twelfth floor. One type name, "2 Bed – Type 1", carries three different total areas across pages 62 and 63. And brochure page 69 shows a 2.5 Bed Type 1 and a 2.5 Bed Type 1a on the twelfth floor where the twelfth-floor layout labels both of those positions Type-1a. The floors and finishes are described two ways as well: the material board swatch 03 says vitrified floor tiles, brochure pages 37 and 42 say full-body porcelain. They are the same family of product and different printed words, and they are not blended here.

Inside the home
One-bedroom homes
Five plans, all on the typical floors 2 to 11, with suite, balcony and total areas as the brochure prints them. Type 1: 605.58 + 212.91 = 818.49 ft², and a second Type 1 at 607.41 + 212.05 = 819.46 ft² (page 58). Type 1b: 618.49 + 212.91 = 831.40 ft². Type 1c: 598.90 + 212.05 = 810.95 ft² (page 59). Type 2 appears twice at 645.40 + 162.53 = 807.94 ft² and 634.21 + 162.53 = 796.74 ft² (page 60). So a one-bedroom home runs 796.74 to 831.40 ft² total, of which 162 to 213 ft² is balcony.
Two-bedroom homes
Eight plans across three floor bands. On the typical floors, Type 1 at 911.81 + 219.48 = 1,131.29 ft² and 911.92 + 219.48 = 1,131.40 ft² (page 62), a third Type 1 at 912.99 + 222.27 = 1,135.27 ft² and Type 1b at 905.46 + 224.64 = 1,130.10 ft² (page 63). On the first floor, Type 1a at 908.58 + 1,100.61 = 2,009.19 ft² and 908.69 + 1,098.46 = 2,007.15 ft² (page 64), and Type 2 at 907.72 + 1,267.34 = 2,175.06 ft² and 907.61 + 1,255.29 = 2,162.90 ft² (pages 65 and 66). On the twelfth floor, Type 3 at 1,146.36 + 1,280.58 = 2,426.94 ft² (page 67). The range is wide for one bedroom count because the first-floor and twelfth-floor homes carry terraces larger than their interiors.
Two-and-a-half-bedroom homes
Four plans. Type 1 at 1,101.47 + 1,129.24 = 2,230.71 ft² and Type 1a at 1,159.92 + 1,048.73 = 2,208.64 ft², both twelfth floor (page 69). Type 2 at 1,221.81 + 226.80 = 1,448.61 ft², first floor, and Type 3 at 1,231.61 + 424.10 = 1,655.70 ft², twelfth floor (page 70). The half is a study: the plans on pages 69 and 70 label the room STUDY. It is not a maid's room, and the pack does not show one in any layout.
Where the areas disagree
Three plans carry the name "2 Bed – Type 1" with three different total areas: 1,131.29, 1,131.40 and 1,135.27 ft². Page 63's own footnote explains the third — it says the twelfth-floor variant is about 5 ft² larger than the typical configuration — but the two on page 62 are both labelled for floors 2 to 11. The floor range is contradicted too: pages 62 to 63 label plans "2nd to 12th typical floor plan" while the floor-plan sheet heads the typical plate "[2-11 floors]" and gives the twelfth floor a different six-home layout, and the key plans beside those page 63 plans show the twelve-home plate. And the twelfth-floor layout labels both position 01 and position 03 "2.5 Bed Type-1a" where brochure page 69 shows a Type 1 and a Type 1a. Ask Pure Bliss for a current, signed unit schedule before anyone is quoted an area.
Sold furnished
Brochure page 25: fully furnished homes, premium kitchen appliances, smartly designed wardrobes. Page 39: oak or dyed tulip furniture with curated accessories, a four-seater dining table for one- and two-bedroom apartments and a six-seater for the two-and-a-half-bedroom ones. Page 42 adds designer outdoor furniture on the balconies — sofas, armchairs and centre tables. There is no furniture inventory and no unfurnished price in the pack, and the brochure repeats on nine pages that images of finishes are indicative of design intent and actual materials may differ.
Fit-out as the brochure specifies it
Living and bedrooms: painted walls, porcelain tiled floors, centralised air conditioning (page 36). Kitchen: built-in units with laminate-finish shutters and fitted appliances the brochure attributes to Electrolux, full-body porcelain floors and full-height wall tiling, a stone countertop with an undermount stainless steel sink (page 37). Bathrooms: wall-mounted WC with a concealed cistern, chrome accessories, full-height porcelain wall tiles, vanity with a ceramic basin (page 38). Appliances: hob, microwave, oven, integrated fridge-freezer, cooker hood, and a standalone washer-dryer (page 41). Wardrobes are fitted with shelves, drawers and hanger rails. No brand but Electrolux is named anywhere, and the material board's eighteen swatches name no supplier at all.
Outlooks, as the brochure names them
Each of the nineteen plans is given one of three outlook names: a pool view, a community view, and a third named after a square the brochure never locates or explains. That third name contains a word this site's voice rules block, so the developer's exact string is not reproduced on the page; it is printed on brochure pages 58, 59, 62, 63, 64, 67 and 70 for anyone checking against the source. Ask Pure Bliss what the square is and which homes actually face it — an outlook name on a plan is a marketing label, not a guaranteed sightline, and nothing in the pack shows what stands on the other side of the plot.
What is not published
No price for any home and no price-from figure; no payment plan; no handover, completion or launch date; no service charge; no tenure or ownership-eligibility statement; no total unit count; no storey count, built-up area or plot area; no parking allocation per home, only six EV-charging-enabled bays in total; no furniture inventory; and no floor plan at a resolution the site can publish. Ask for the price list with each home's area and the definition of that area, the payment plan, the anticipated completion date in the sale and purchase agreement, and the service-charge estimate — on one dated document, before anything is reserved.

Locality
What the area is genuinely like today.
Dubailand is a zone, not a neighbourhood. It was announced in 2003 as a leisure development planned to cover 278 square kilometres, and what it became is the name for a very large inland area of separately built sub-communities with a great deal of undeveloped land between them. An address inside it tells a buyer very little on its own: some clusters have schools, shops and years of residents, others are a road and a hoarding. Our Dubailand record sets that out in full, and it is the right thing to read before this page.
The pack never says which cluster this is. Every document gives the location as Dubailand and stops there — no sub-community, no plot number, no street. The supplier's folder is named for Dubailand Residence Complex, and those words appear in none of the documents inside it, so this record is filed under Dubailand, which is the word the developer printed. The map file in the pack puts the project east of Global Village and IMG Worlds and north of Academic City, which is consistent with several clusters and proves none of them, and that map carries three misspelt Dubai place names, so it is not published here.
Three claims on brochure page 11 sit on stock photography and cite nothing: that the project is surrounded by over 60% green zones under Dubai's 2040 plan, that it is future-ready with metro connectivity and bus corridors, and that schools, malls and entertainment are within minutes. They are the developer's claims and are recorded as such. No metro line serves Dubailand today, and the pack names no station, no line and no date for one.
- Position
- Dubailand, and nothing more precise. Every document in the pack says Dubailand. The words "Dubailand Residence Complex" and "DLRC" appear in none of them — they are only in the name of the folder the material was supplied in. No street address, plot number, sub-community or coordinate is printed anywhere. Ask Pure Bliss which sub-community the plot is in before relying on any journey time.
- Transport
- Road only. No metro line serves Dubailand; access across the zone is by Sheikh Mohammed Bin Zayed Road, Emirates Road, Al Ain Road and Al Qudra Road depending on the cluster, and the pack does not say which of those serves this plot.
- Nearby
- Brochure page 13 gives IMG Worlds of Adventure at five minutes, Dubai Outlet Mall at ten, Dubai Academic City and Dubai Silicon Oasis at fifteen and Downtown Dubai at twenty. The mode is not stated and no route is named.
- Green space
- Brochure page 11 says the project is "surrounded by over 60% green zones as per Dubai's 2040 plan". The page cites no source, names no plan document and sits on stock photography, so it is recorded as the developer's claim. Nothing in the pack shows what stands on the plots around this one.
- Parking
- Surface parking on the ground floor and a podium level named only on the ground-floor ramp labels. Brochure page 40 gives an access-controlled vehicle entrance and six EV-charging-enabled bays. The pack prints no total bay count and no allocation per home.
Connectivity
Getting in and out.
Journey times
- IMG Worlds of AdventureBrochure page 13. The brochure does not say whether its figures are drive or walk times and names no route; we have not tested them.5 min
- Dubai Outlet MallBrochure page 13.10 min
- Dubai Academic City and Dubai Silicon OasisBrochure page 13 prints both destinations on one row at fifteen minutes.15 min
- Downtown DubaiBrochure page 13. Our own Dubailand record notes that journey times to Downtown and the coast vary widely depending on which part of the zone a project sits in, and the pack never says which part this is.20 min
Metro
No metro station serves Dubailand. Brochure page 11 says the project is "future-ready with metro connectivity and bus corridors"; it names no line, no station, no corridor and no date, cites nothing, and sits on stock photography. We carry it as the developer's claim and not as a fact, and it is not recorded as planned infrastructure because there is no target date and no authority source to attach to it. Assume a car is required.

Pure Bliss Development LLC
No delivery statistics, and no way to construct any. Pure Bliss publishes no founding year, no completed-project count, no delivered-unit count and no on-time record, so this site shows none of the four.
The OAC18 Perspective
The homes are documented in detail and the purchase is not documented at all. No price, no payment plan and no handover date exists in anything the developer has given us.
- Who this suits
- Buyers who want a furnished apartment with a large balcony in an inland zone, who will drive for everything, and who are content to register interest now and judge the commercial terms when Pure Bliss publishes them.
- Who it does not
- Anyone who needs a price, a payment plan or a completion date before deciding; anyone who needs a metro; anyone who wants a finished neighbourhood they can walk; and anyone buying to a fixed budget, because there is nothing yet to budget against.
What to consider
Ask for four things on one dated document before anything else: the price list with each home's area and the definition of that area, the payment plan, the anticipated completion date as it will appear in the sale and purchase agreement, and the service-charge estimate. None of the four exists in anything we hold.
Then settle the contradictions in writing. Is the building BLISS TOWER or THE BLISS — the material board uses the second name on its only page. Does the typical plate run to the eleventh floor or the twelfth, given the floor-plan sheet says 2 to 11 and gives the twelfth its own six-home layout while two brochure spreads say "2nd to 12th"? Which of the three areas printed under "2 Bed – Type 1" applies to the home you are shown? And on the twelfth floor, is position 01 a Type 1a and position 03 a Type 1, as the brochure has it, or are both Type 1a, as the layout sheet has it?
Ask which sub-community of Dubailand the plot is in and for the plot number, because the pack says only "Dubailand" and the journey times on page 13 cannot be checked without it. Ask what the square named in the outlooks is and which homes face it. Ask for the Dubai Land Department project registration and the escrow arrangements — no permit reference of any kind appears in the pack — and for the trade licence of Pure Bliss Development LLC, which publishes no address, website or contact details in any document we hold. Ask who the architect and main contractor are, and for a dated construction report.
Finally, ask which company signs the sale and purchase agreement. The brochure and every floor-plan footer name GRID as development lifecycle management partner, not as the developer; the project is "by Pure Bliss Development LLC" on the cover and on every plan header. Those are different roles and the difference matters if anything goes wrong.
