Majan sits in Wadi Al Safa 3 within Dubailand and covers about 16.5 million square feet. It was branded as the downtown of Dubailand and planned as a mixed-use district rather than a villa cluster: roughly a third residential apartments, with the balance commercial, retail and leisure.

What is physically there in Majan.
Majan lies in Wadi Al Safa 3 within Dubailand and covers approximately 16.5 million square feet, planned as a mixed-use district of roughly 32 per cent residential apartments, 24 per cent commercial and 44 per cent retail and leisure.
Remal Mall trades in the district as a shopping, leisure and dining destination.
Midtown Central Majan retail centre operates with 38 retail units including a supermarket, restaurants, cafes and a clinic.
Local supermarkets and groceries serve the residential blocks, with Carrefour and Viva outlets in the wider area.
Nurseries and schools serve the area, including Kent College Dubai nearby, with British, American and Indian curriculum options within a short drive.
No metro station serves Majan; access is by Sheikh Mohammed Bin Zayed Road and Emirates Road. Several residential towers are under construction at once.

The most self-sufficient corner of Dubailand, and one of the densest.

- Where it is strong
- Remal Mall and Midtown Central Majan trading inside the district, supermarkets, clinics and food at ground level, schools and nurseries nearby, and two motorways at the edge.
- Where it falls short
- No metro, heavy and continuing apartment construction, a dense mixed-use layout with little green space, and a resale market competing against the whole of Dubailand on price.
- Supply and handover
Majan's residential plots are being built by many developers on a compressed footprint, so towers will complete close together and compete with one another directly at handover. The wider Dubailand zone supplies an effectively unlimited alternative at similar prices, which is the structural reason to underwrite this on rent rather than on an exit at completion.
We would recommend it to an investor or value buyer who wants working amenity now and is modelling rent rather than appreciation. We would not recommend it to a family expecting parks and quiet, and we would want to know what is approved on the adjoining plots before valuing any view.
