What it is

DubaiLand Residence Complex — DLRC — sits in Wadi Al Safa 5, at the meeting of Al Ain Road (E66) and Emirates Road (E611), inside the wider Dubailand area. It is not one developer's master plan: more than two hundred separate building developments by dozens of developers, almost all mid-rise apartments, studios to three bedrooms.

Buy the building here, not the district. The quality gap between one tower and the next is wider than the price gap.

What exists today

What is physically there in DubaiLand Residence Complex.

A large number of apartment buildings are complete and lived in, among them Skycourts Towers, Solitaire Cascades, Desert Sun Tower, Windsor Residence, Phoenix Tower, The Gate Residence and the Sondos buildings. Many more are under construction across the district.

Around 140 retail outlets trade inside DLRC, including six supermarkets, twelve mini marts, five pharmacies, thirty-five restaurants, cafes, salons, laundrettes and two medical clinics. Named supermarkets include Shua Al Madina in Durar 1, West Zone Fresh in Desert Sun Tower and KP Mart at Abidos Hotel Apartments.

Two nurseries operate inside the district — Chubby Cheeks and Step by Step. The nearest schools sit immediately outside it: The Aquila School at about 0.4 km and GEMS FirstPoint School at The Villa at about 0.6 km.

Ace Medical Centre at Skycourts Towers and Dubai London Clinic at The Villa serve the area. There is no hospital inside DLRC.

Most roads and pavements are complete; landscaping and public-realm work is still in progress in places.

No metro station serves DLRC. RTA bus route 30 links it to the Dubai Mall metro station.

DLRC sits at the intersection of Al Ain Road (E66) and Emirates Road (E611), which puts Dubai Silicon Oasis, Academic City and Global Village within a short drive and the coast a considerably longer one.

There is no metro station. RTA bus route 30 connects the district to the Dubai Mall metro station. A car is the practical way to live here.

Where it is strong
Around 140 shops, clinics and nurseries already trading, roads and pavements largely complete, two schools immediately outside it, and entry prices well below the established districts.
Where it falls short
No master developer and no single standard of build, no metro, no park or mall of scale, and construction between the finished blocks for years yet.
Supply and handover

Dozens of developers are building here at once and new towers launch continually, so supply is effectively uncapped and entry prices stay low as a result. That is the reason the yields look attractive on paper; it is also the reason capital growth has lagged the planned districts. Service charges vary sharply between buildings and are the single biggest determinant of what an investor actually keeps.

We would look at DLRC seriously for an investor buying income, on the condition that the decision is made on the specific building — its service charge history, its management, its actual let-through rate — and not on the district. We would not buy here for capital growth on its own.
