What is being built, and by whom.
Izel is a single building of 165 furnished residences in DubaiLand Residence Complex — 121 studios, 33 one-bedroom and 11 two-bedroom apartments. Zoya sells it as Mediterranean, Spanish-inspired architecture with open-plan layouts and floor-to-ceiling glazing, and the homes come furnished.
The commercial shape matters more than the styling. Half the price is paid before the keys, ten per cent at handover and forty per cent afterwards across thirty-five months. That makes the entry cost low and the commitment long: a buyer is still paying Zoya in 2031 on a home handed over in 2028.
Two of Zoya's own documents disagree on the handover quarter and on the payment schedule. We publish the factsheet's Q3 2028 and the Payment-Plan document's schedule, say so on this page, and are asking Zoya to reconcile them in writing. Nothing here is taken from a portal or a broker site.

Every journey time on this page comes from Zoya's own factsheet, where the destination and minute pairs read reliably. We have not driven them and we have not verified what is built within walking distance of the plot.
What the times describe is an inland location off Sheikh Mohammed Bin Zayed Road, close to the Academic City schools and universities and about twenty minutes from Downtown. That is a car-dependent position: there is no metro within reach, and Creek metro station is a fifteen-minute drive rather than a walk.
DubaiLand Residence Complex is not one of the fifteen communities we hold a verified record for. Until it is, treat the surrounding amenity as unverified and ask us what we have actually confirmed before you rely on any of it.

- Buyers who want a low entry cost, can carry an unlet furnished studio through a handover season, and are buying for the Academic City catchment rather than for a view.
- Who it does not
- Anyone who needs the home to cover its own costs from month one, anyone who needs a firm completion date, and anyone who may need to sell quickly — furnished studios take longest to move.
What to consider
The forty per cent that falls after handover is a debt without a lender's protections. Model it against a year of no rent, not against a full year of it. Ask us for Zoya's written confirmation of the handover quarter and the schedule before you reserve.
