Mirari Lagoon is 190 furnished residences — 67 studios, 93 one-bedroom and 30 two-bedroom apartments — built around a lagoon in Dubai Industrial City. Zoya markets the one-bedroom as convertible to two bedrooms and the two-bedroom as convertible to three, which is the most useful thing on its factsheet.
The plan is the longest of any project we carry: sixty monthly instalments after handover, at 0.7 per cent each. Entry is AED 565,000 for a studio, which is the lowest on this site, and the trade for that is a commitment that runs into 2033.
Zoya's factsheet prints the prices as 'AED 565,000K' and 'AED 899,000K'. The trailing K is a typesetting error — the adjacent line reads 'From AED 1.127M', which fixes the magnitude — so we publish plain dirham figures. The factsheet's journey-time table does not de-interleave correctly, so we publish no journey times for this project at all.

Dubai Industrial City is named for what it is: a designated industrial and logistics district. That is the first fact about this address and it does not change because there is a lagoon in the middle of the scheme.
We publish no journey times for Mirari Lagoon. The table on Zoya's factsheet is a two-column layout that does not read back correctly — eleven destinations against ten times, with duplicates — and a wrong drive time is worse than none. We have asked Zoya for the times off the original artwork.
We have not verified what schooling, healthcare or everyday retail operates inside Dubai Industrial City today, and it is not one of the fifteen communities we hold a verified record for. Assume very little is built around the plot until someone shows you otherwise, and ask us what we have actually confirmed.

- Anyone who will live here, anyone relying on the address to attract tenants, and anyone who needs the rent to cover the instalments from day one.
What to consider
Forty-two per cent of the price falls due after handover, over five years, with no lender involved and no way to refinance it. Model it against voids, not against full occupancy. And get the journey times from Zoya in a form that reads correctly before you accept any of them.
