Jumeirah Village Triangle is a Nakheel community of more than 13,000 villas, townhouses and apartments across 242 hectares, built in traditional Arabian and Mediterranean styles and described by Nakheel itself as an established community.
It is the lower-density counterpart to Jumeirah Village Circle next door: more villas and townhouses, fewer towers, wider streets and a more settled feel, with apartment plots concentrated along its edges.
Everyday life runs off communal green space, sports courts, mosques, nurseries and schools inside the community, with Al Khail Avenue as the nearest large-format retail. There is no metro station in JVT and none planned inside it.

What exists today
More than 13,000 villas, townhouses and apartments are complete across 242 hectares; Nakheel describes Jumeirah Village Triangle as an established community.
Schools and nurseries operate inside the community, among them Sunmarke School and Arcadia Preparatory School, with Jumeirah International Nursery nearby.
Parks, communal green space, mosques, children's play areas and sports facilities are built and in use, including basketball, tennis, padel and badminton courts and cricket pitches.
Al Khail Avenue, a large-format shopping, leisure and entertainment destination, serves the community, alongside convenience stores, cafes and services inside JVT itself.
There is no metro station inside Jumeirah Village Triangle. Access is by road via Al Khail Road and Sheikh Mohammed Bin Zayed Road.
Apartment plots along the edges of the community are still being developed by third-party developers, so construction continues at the perimeter.

An established, low-rise family community at a mid-market price, with no public transport in it.

The villa and townhouse core is built out, which limits new competing supply for family stock and is the main structural argument for JVT over the Circle. The apartment edges are a different market: several third-party towers are in build at once and will hand over into the same window, competing with each other and with Jumeirah Village Circle's much larger apartment pool.
We would recommend it to a family who wants a settled townhouse or villa address at a mid-market price and accepts the driving. We would not recommend it to a buyer who needs public transport, and for an apartment here we would insist on knowing what is approved on the plots either side before anyone reserves.
