Developer
The UAE arm of Mumbai's Raveshia Realty, building its first Dubai development, Ashwood Residences, in Jumeirah Village Triangle.
About Skyland Properties
Skyland Properties signs every document in the Ashwood Residences pack — "By Skyland Properties" on the launch deck's first page and on the brochure's last. Its brochure says the company brings the development legacy of Mumbai-based Raveshia Realty to the UAE and calls Ashwood Residences its first residential development in Dubai. The same page states that the group has 1.6 million sq ft under development with AED 1.8 billion of gross development value, and the launch deck repeats it alongside "India | UAE" and fresh inventory across Mumbai's suburbs: that is the group's own figure for its whole portfolio across two countries, not for anything it is building in Dubai, and it is recorded here as the developer's claim rather than as a number we can check. The material factsheet gives the legal entity as Skyland Horizons Real Estate Development L.L.C of Office 602, The Galleries 3, Jabal Ali Industrial Second, Dubai. Nothing else about the company is published in the pack: no founding year, no trade licence number, no UAE office beyond that address, no website and no second project.
Delivery notes
No track record, because there is none to show. Skyland Properties publishes no delivered-unit count, no completed-project count and no on-time record anywhere in the material we hold, and Ashwood Residences is described by its own brochure as the company's first residential development in Dubai. Whatever record sits behind Raveshia Realty in Mumbai is a different market and a different company, and we have no primary source for it. Treat this as a developer with everything still to prove here.
Two spellings of the legal entity, one letter apart. The material factsheet's footer reads "Skyland Horizons Real Estate Development L.L.C"; the Trakhees project board on the site hoarding, photographed in August 2026, reads "Skyland Horizon Real Estate Development LLC" under the client name "Skyland Properties". We have not resolved it and will not guess. Before signing anything, ask which entity is party to the sale and purchase agreement and check the trade licence against the name on the contract.
GRID is not the developer here, and on this project it is barely present. The pack reached OAC18 inside a folder named GRID PROJECTS, but GRID is named in the text of none of the five documents — the extracted text of the brochure, the launch deck, the material factsheet, the unit plan book and the amenities sheet was searched for "DLM partner" and "development lifecycle" and returns nothing — and appears only as a logo on the amenities floor-plan sheet. On other launches in that folder GRID's printed role is development lifecycle management partner while another company is the developer of record. On Ashwood Residences we can say only what the documents say: Skyland Properties develops it, and a GRID logo sits on one sheet. Ask which company signs the sale and purchase agreement before anything else.
What the company has not published, and what we would want before recommending it: a construction programme for Ashwood with milestone dates; a construction update newer than the August 2026 one in its launch deck; the service charge; its assignment rules and fees; and a completed project anywhere in the UAE that a buyer can go and look at. The contractor, lead consultant and sub-contractor are named on the Trakhees board and are not published here — they are the supply chain, not the counterparty.
Current launches
Handover is still ahead. The project page carries the plan structure, what exists around it today and the tiers we would and would not take.
