What is being built, and by whom.
Magnolia is a single G+5 building in Dubai Internet City, on the edge bordering Dubai Knowledge Park. Palladium sells it as serviced residences: studios, one-bedroom and two-bedroom apartments, with a rooftop pool and gym, a restaurant on the ground floor, and concierge and reception.
The façade is what sets it apart. Palladium's renders show curved floor plates wrapped in branching bronze-coloured supports, which the developer says are inspired by the magnolia flower. It does not name an architect.
Palladium's own documents disagree on two basic facts. The project page's fact panel and the homepage say handover is Q3 2028 and the building has 124 units; the factsheet, and the project page's own search description, say Q2 2028, and the factsheet gives 130 units. It publishes no unit sizes and no price for each unit type. Nothing on this page is taken from a portal or a broker site.

No unit sizes, no floor-by-floor unit mix, no service charge and no finishes schedule. Ask for these before a reservation.

What the area is genuinely like today.
Magnolia sits in an office district. Dubai Internet City has operated as a technology free zone since 2000, with two Red Line stations and a tram stop. Its own pages describe offices, venues, cafés and gyms, but no homes, schools or parks. Expect an office-park setting outside working hours rather than a residential neighbourhood.
The journey times on this page are Palladium's. Its project page and brochure do not say whether they are walking or driving, and they differ in places. We have not tested them.
Dubai Internet City is new to our community records, and our entry for it was checked on 22 September 2026 against the district's own pages. Palladium's claim that Magnolia is freehold in a mostly leasehold area is the developer's. Confirm the title position with the Dubai Land Department before relying on it.

- Palladium lists Google and Amazon offices at three minutes, BBC at three to four minutes (its brochure and page differ) and Microsoft at seven. Dubai Internet City's own pages name Microsoft, IBM and Cisco among the companies there.
- Retail
- Mall of the Emirates is five minutes away, per Palladium. Inside the district, the cafés and restaurants serve office workers.

What to consider
Get the title position in writing and check it with the Dubai Land Department. Ask Palladium to confirm the handover quarter, the approved number of floors against the renders, the unit count, the size of your unit, the number of 5% instalments, what the miscellaneous expenses are, who will operate the serviced residences and on what terms.
