Al Wasl runs parallel to Sheikh Zayed Road, south of Jumeirah and north of Business Bay, along Al Wasl Road (D92) and Jumeira Street (D94). It is one of the oldest established residential districts in this part of the city — villa compounds, low-rise apartment buildings and mid-rise blocks rather than towers.
Nothing here is waiting to be delivered. That is the whole of the premium you pay.
What exists today
What is physically there in Al Wasl.
Al Wasl is long established and fully built. Villa compounds including Dar Wasl, The Galleria Villas and Al Wasl Villas sit alongside low-rise and mid-rise apartment buildings.
Safa Park is at the district's edge, with running tracks, courts and open lawns.
City Walk and Box Park on Al Wasl Road are open and trading, as are Galleria Mall, Dar Wasl Mall, Wasl Square and Wasl Vita. Restaurant and cafe supply here is among the better in the city.
Schools within or immediately beside the district include Jumeirah College, Jumeirah English Speaking School, Jumeira Baccalaureate School, Horizon English School and JSS Private School, with Honey Bee and Little Wings nurseries.
Emirates Hospital is close by and the clinics along Jumeira Street and Al Wasl Road are long established. Several mosques serve the district, among them Khalifa Bin Da'en Mosque and Masjid Othman Bin Affan.
The nearest metro stations are Business Bay and Burj Khalifa/Dubai Mall on the Red Line, at the Sheikh Zayed Road edge of the district.
New apartment buildings are being launched on the Sheikh Zayed Road side of the district; the villa areas are unchanged.

One of the few central Dubai districts where nothing is waiting to be delivered.

- Where it is strong
- Long-established schools, parks, clinics and retail all operating, low-rise scale in a city of towers, and a genuinely central position between Downtown and the sea.
- Where it falls short
- Expensive, tightly held and slow to trade, with very little new freehold stock, older buildings that need surveying, and metro access only at the Sheikh Zayed Road edge.
- Supply and handover
New supply here is individual towers on individual plots at the Sheikh Zayed Road edge, not phases of a master plan, so handovers do not cluster and a resale is not competing with a developer's next release. The flip side is that the district is close to built out, transaction volumes are low, and a seller may wait for the right buyer rather than for the right price.
We would recommend it warmly to a family buying a home in central Dubai and looking sceptically at an investor's brief for it. If the objective is income or growth from a launch price, there are better answers.
