Plenty of buildings, not yet a neighbourhood.
Arjan is a Dubailand district of mid-rise apartment buildings with Sheikh Mohammed Bin Zayed Road along its southern edge. Dubai Miracle Garden and Dubai Butterfly Garden sit beside it, which is what most visitors know the area for.
Priced for what it will become, lived in as what it is: a district still under construction.

What exists today
What is physically there in Arjan.
Many apartment buildings are complete and occupied, alongside a large number of plots still under construction by different developers.
Dubai Miracle Garden and Dubai Butterfly Garden are open beside the district.
Sheikh Mohammed Bin Zayed Road (E311) runs along the southern boundary, and bus routes serve the district.
There is no metro station. The nearest is Mall of the Emirates on the Red Line, about fifteen minutes by car.
There is no community mall. Everyday shopping is ground-floor supermarkets such as Carrefour Market and Blue Mart; Circle Mall in Jumeirah Village Circle is about five minutes by car.
Mediclinic Parkview Hospital, Safa Community School and Nord Anglia International School Dubai are each about ten minutes by car.

OAC18 Perspective
Buy Arjan for the building and the price, and assume the neighbourhood around it arrives later.

- Where it is strong
- Mid-market pricing, Miracle Garden and Butterfly Garden beside the district, the E311 on its edge, and Circle Mall, Mediclinic Parkview and several schools a short drive away.
- Where it falls short
- No metro station, no community mall or centre, and a large number of plots still under construction by different developers, so outlooks and service charges vary widely from one building to the next.
- Supply and handover
Arjan's plots were sold to many developers rather than built out in planned phases, so completions arrive continuously. A resale here competes with something newer nearby, and service charges vary building to building because each has its own developer and management company.
We would look at Arjan with a buyer who drives, is buying a specific building on its own merits, and does not need the neighbourhood to be finished to be happy there.
