Who this is for

  • The first-time Dubai buyer

    You have bought property before, just not here. You want the rules, the costs and the traps explained once, properly, by someone who is not trying to sell you a unit in the same call.

  • The cautious investor

    You have read the headlines and the yields and do not believe either. You want a straight account of what the market is and is not before you decide whether to spend any time on it.

  • The relocating family, early

    The move is a year away. You want to understand freehold, schools, communities and timing now, so that when the search starts it starts in the right place.

What happens

Three steps, about two weeks.

  1. Day 1

    The orientation call

    Forty-five minutes. Your situation, your objective, and the questions you have been unable to get a straight answer to. We answer what we can on the call and note what needs work.

  2. Days 2–10

    The written note

    A plain-language document: how ownership works for your nationality, the full cost of a purchase at your budget, which communities fit your objective and which do not, and the timing we would suggest.

  3. Day 14

    The second conversation

    We go through the note together. You leave knowing whether Dubai is right for you, roughly what and where, and which of our services — if any — is the next step. Sometimes the answer is to wait.

One document, written for you, that you can share with a partner or an adviser at home. If it cannot survive being read by someone sceptical, it was not worth writing.

  • Ownership and regulation explained

    Freehold and leasehold, what your nationality can own, DLD, RERA, escrow and the title deed — in plain language.

  • The full cost of a purchase

    DLD, trustee, agency, mortgage registration and service charges worked on your budget, not on a round number.

  • Communities that fit, and those that do not

    Three or four that suit the objective, with the reasons, and the ones we would rule out for you.

  • Timing and market context

    Where the cycle is, what is being delivered and when, and whether now is the time for what you want.

  • A recommended next step, or none

    Which of our services, if any, should follow — or an honest suggestion to wait.

Questions

The ones we get first.

Nothing. It is the conversation we would have with any client anyway; we have simply made it a structured one. If you go on to buy through us, our fee is paid by the seller on completion. If you do not, you have a written note and no obligation.

Not unless you ask. The point of Dubai Start is to work out what you are solving for before anyone shows you a unit. Once the objective is clear, Property Match or Home Search is where the shortlist happens.

Yes. Any nationality can own freehold property in the designated freehold areas, which include almost every community we work in. Ownership is registered with the Dubai Land Department and you receive a title deed in your name. We explain the exceptions and the leasehold areas in the note.

Yes, and it is often the most useful version. A fair proportion of Dubai Start clients decide to wait, or not to buy, and we consider that a good outcome. It is far cheaper than the alternative.

No. Both conversations are on video or phone at hours that suit your time zone, and the note is sent to you. If you are visiting, we are happy to meet at the office in Business Bay.

The guide is general. Dubai Start is about your nationality, your budget, your objective and your timing, with a person on the other end who will tell you when something you have read does not apply to you.
