What it is

An address that is a road, not a place.

Sheikh Zayed Road is the E11, the main artery through Dubai, and developers routinely sell towers along it as though it were a community. It is not one. The corridor runs from the Trade Centre and DIFC through Downtown and Business Bay, past Al Safa, Al Quoz and Al Barsha, out to Dubai Marina and Jebel Ali, and the Red Line of the Dubai Metro runs beside it for most of that distance.

Two towers can share this address and share nothing else. Ask for the junction, not the road.

What exists today

What is physically there in Sheikh Zayed Road.

The central stretch is fully built and occupied: from the Trade Centre through DIFC, Downtown Dubai and Business Bay, the towers, hotels, offices and retail along the road are complete and in use.

The Dubai Metro Red Line runs alongside the road for most of its length. Stations on the corridor include World Trade Centre, Financial Centre, Burj Khalifa/Dubai Mall, Business Bay, ONPASSIVE, Equiti and Ibn Battuta.

South-west of Downtown the character changes. Al Quoz is industrial and gallery stock, Al Barsha is mixed residential and retail, and the Jebel Ali end is logistics and free-zone land. These are separate property markets sharing one road name.

New towers are launched along the whole corridor continually, so construction is a permanent condition of it rather than a phase.

There is no master developer, no community management and no shared amenity. Everything a resident uses belongs to the district the tower happens to stand in.

families who want a community with its own amenity, anyone sensitive to traffic noise, and anyone buying on the strength of the address alone.

The Dubai Metro Red Line runs alongside the road for most of its length, so almost every point on the corridor has a station within reach. Stations along it include World Trade Centre, Financial Centre, Burj Khalifa/Dubai Mall, Business Bay, ONPASSIVE, Equiti and Ibn Battuta.

The road itself is the fastest route across the city and one of the most congested at peak. Al Khail Road (E44) runs parallel inland and is the usual alternative.

The best-connected line in the city, and the busiest road on it. Both come with the address.

Where it is strong
Metro along almost its whole length, the shortest routes to DIFC, Downtown and the airport, and an established rental market on the central stretch.
Where it falls short
No master developer, no community management and no shared amenity; conditions, prices and tenants differ completely from one junction to the next; traffic and noise are constants.
Supply and handover

Supply along the corridor is continuous rather than phased: towers launch and complete independently of one another, so handovers do not cluster the way they do in a master community. The consequence is that a resale is always competing with something newer a few hundred metres away, and the building's own specification and service charge decide the outcome more than the address does.

Our advice on any project sold as being on Sheikh Zayed Road is the same: establish the junction before anything else, then treat the purchase as a purchase in whichever district that junction belongs to. Where a developer's own pages place a project in two different parts of the corridor, we hold the project back until it is resolved.
